There are many advantages to choosing a Magnolia UBC/IRC modular over site built.

What are UBC/IRC Modular Homes?
These homes are built to the Uniform Building Code and the International Residential Code. UBC/IRC homes are transported to the customer's site, removed from the transport frame and placed on a permanent foundation (crawlspace or basement). UBC/IRC homes receive conventional mortgage rates and appraise equally with site built homes. The customer can bring in their own lender or let us put them in touch with some of the most experienced construction to permanent lenders available.
 
What are HUD Code Manufactured Homes?
These homes stay attached to their frames and can be placed in either a Manufactured Home Community or on private property. HUD code homes can be setup using the typical mobile home set (block, level and tiedown) or can be placed on a crawlspace foundation on private property. The benefits of the HUD code manufactured home include lower base prices than UBC/IRC modulars, offering an affordable housing choice for the customer. They also allow the customer to finance the home only or the home and land together, depending on the situation of the buyer. Lending guidelines differ than UBC/IRC homes, but we have lenders eager to compete for you business.
