| Why Choose a Magnolia modular
home over site built? |
| There are many advantages to choosing a Magnolia UBC/IRC
modular over site built. |
| 1.) Magnolia modular homes price per square foot is
lower than typical site built homes. |
| 2.) We often hear our customers say, "We want a home
that doesn't look like a trailer." Well, we'd be willing
to bet that if you drove by one of our homes after its
been installed, you couldn't tell if it was a modular
or a site built home. In addition, the quality standards
Magnolia Homes are built to meet or exceed those of
site built. |
| 3.) Your choices are endless. You decide how you want
your new home built. You choose the floorplan, or design
one of your own. You choose the options and features.
You decide the |
|
| specifications. This truly is Your new home. If there
is a piece of property where you would love to live
and raise your family, having a range of home prices
to choose from can make that dream a reality. We have
home prices from below the 50's to above the 170's. |
| 4.) When a buyer chooses to purchase an older site
built home, they take the chance on buying someone else's
problem. Who knows what the carpet has been through?
How old is the plumbing? How old are the appliances
and how long will they last? How about the furnace and
the hot water heater? In a new Magnolia home, you can
rest easy knowing everything is new. There are no questions. |

| What are UBC/IRC Modular Homes? |
| These homes are built to the Uniform
Building Code and the International Residential Code. UBC/IRC
homes are transported to the customer's site, removed from
the transport frame and placed on a permanent foundation (crawlspace
or basement). UBC/IRC homes receive conventional |
mortgage rates and appraise equally
with site built homes. The customer can bring in their own
lender or let us put them in touch with some of the most experienced
construction to permanent lenders available. |

| What are HUD Code Manufactured
Homes? |
| These homes stay attached to their
frames and can be placed in either a Manufactured Home Community
or on private property. HUD code homes can be setup using
the typical mobile home set (block, level and tiedown) or
can be placed on a crawlspace foundation on private property.
The benefits of the HUD code manufactured home include lower
base prices |
than UBC/IRC modulars, offering
an affordable housing choice for the customer. They also allow
the customer to finance the home only or the home and land
together, depending on the situation of the buyer. Lending
guidelines differ than UBC/IRC homes, but we have lenders
eager to compete for you business. |

| Why buy from Magnolia Home Center in Fort Collins Colorado? |
| We understand that home buyers
want the highest quality home they can get for the lowest
price possible. We are not part of a huge corporation that
specifies to its sales centers what profit margin they need
to keep. We are 3 people who own the company. We are confident
that we can beat our competitions "best offer". |
When you visit with us, you'll
get a price and an explanation of what's included in that
price. Beware of the dealer that gives you a great price,
but neglects to tell you that it doesn't include delivery
or that it doesn't include installation. We insist on putting
everything in writing. The fact is this. We've been in this
business for decades. You just can't do that if you don't
honor what you promise. |
